Development Summary
The Cays is an established holiday home development on the South Side of Great Exuma, Bahamas. Our Phase 1 is now into its 4th year, with 11 homes completed, and 4 still to be sold.

Location  
Situated on the shores of a beautiful and peaceful, shallow bay, approximately 5 miles North West of Georgetown, and 5 miles from the Exuma International Airport, and bordering the new Island Club golf course. With the developing golf complex, the excellent flyfishing on the adjacent Bonefish flats, and the local facilities, The Cays provides an ideal location for the purchase of a luxury investment or holiday home.
The Development
Phase 1 - has been limited to 15 3 Bedroom 3 Bathroom, single storey, colonial style houses, each set in a plot of land approximately 9,000 square feet. The properties have been finished to a high standard, and a number are offered for sale with full title, including the land that they are constructed on, and a complete furniture package.

Facilities
Owners and visitors will benefit from the on site facilities, which will be provided inclusive to purchase, and will initially consist of :-
  Internal driveways from the property entrance
  Parking facilities
  Swimming Pool
  Cabana style Bar and Grill
  Pathways, connecting all areas of the development.
  Site landscaping
  Private beach
  Docking facilities for shallow water boats
An ongoing equitable management fee for the upkeep of these communal facilities will be raised for each property 1 year after completion of purchase.
Building Maintenance
Property owners will be offered a building and garden maintenance facility, or can arrange their own if they so desire.
Rental Service
Owners wishing to rent their properties can take advantage of the rental service we offer.

We have made an International Bank aware of the full details of this project, and they will be pleased to discuss Personal Banking if you require these facilities.

We would be pleased to recommend a Lawyer, who is familiar with the details of this project

Purchaser Lawyer fees - Typically 2.5% of purchase price
Stamp Duty - Typically 8%
Property Tax - 1% per annum

Communal Area Maintenance - Costs on request
